Castlecliff Hotel - Opportunity to grow a great business in Wanganui
1 Polson Street

About the business
The Location:
The hotel sits on a prominent corner on one of the main access routes to Wanganui’s industrial zone. On one side is the City’s Industrial heart, while the other side is the residential zone, home to many of the city’s workforce.
The Bar:
The main bar is light, clean, and well maintained. There are several seating options including leaners and comfortable tables and chairs. The bar also has a pool table and darts area.
Next to the bar is a Gaming (Pokie) room with 15 machines.
The Restaurant / Bar / Kitchen:
There is a second bar and restaurant space with access to the hotel kitchen. This area is not regularly used and could provide a great venue for additional revenue options. What about a Cafe or Lunch Bar?
Additional Space:
Off the kitchen is an unused area that was at one time a bottle store. It has its own access to the street and could be converted to a usable revenue generating space. In fact this space once operated as a Takeaway. A little imagination needed.
Accommodation:
Upstairs there are a range of modest letable double and twin rooms, all tidy. There is a shared kitchette and a lounge, plus the usual shared showers and toilets.
Owner / Manager Accommodation:
Also upstairs is a two bedroom Manager's flat, with own bathroom, kitchenette, and lounge.
Business Broker's Comments:
The building has good "bones" and a good layout. Much of the space is under-utilised and presents an opportunity for someone with ideas and the skills and energy to see them through.
So, get a little creative, give me a call and share your vision - I'll talk to the Vendor.
If you're interested in buying the build too, please give me a call and we can have a chat.
About Wanganui:
Located on the South Taranaki Bight, close to the mouth of the Whanganui River. It is 200 kilometres north of Wellington and 75 kilometres northwest of Palmerston North, at the junction of State Highways 3 and 4.
Prominent buildings of the city include the Sarjeant Art Gallery, and the Royal Wanganui Opera House, which was built in 1901. Cook's Gardens are a major sporting venue used for cricket cycling and athletics. On January 27, 1962, a world record time for running the mile was set by Peter Snell on the grass track at the gardens.
A considerable proportion of Wanganui's economy relates directly to the fertile and prosperous farming area that surrounds the city. Tourism is now becoming a major income stream for the district and the local Council has undertaken a number of tourism initiatives.
