About the business

Castle For Sale in Tirau, Waikato, NZ

Eccentric, yes!  But also Absolutely Unique and Special! If you can imagine it, then you have already under-estimated it!

Exhibits + Restaurant + Cafe + Function Rooms + Accommodation + Land for Development = Brilliant Lifestyle Business!

The Castle in Tirau is a multi-use facility in one of the Waikato region’s most attractive tourist towns.

Originally conceived to house New Zealand’s largest collection of dolls and other historic children’s toys, The Castle also includes a café/restaurant and kitchens. It attracts visitors in large numbers and offers a charming venue for weddings and other functions. Included in the sale are:

The Castle itself:
A traditional moated castle, with the Collection display hall, café in the style of a mediaeval hall, and kitchen.

An apartment provision has yet to be completed.

The Castle totals 757.5 m2 ground floor area.  There is also 108m2 of floor space on the second story at the northern end.  The two mezzanine floors in the great hall and museum make up another 81m2.

The Castle is constructed of two main building materials.  The front walls are concrete tilt-slab, styled like block work.  The rear walls and roof are Polypanel: two layers of Colorsteel sandwiching 100 mm of polystyrene.  All of the floors and mezzanines are concrete.  The whole building is very energy efficient.

The towers are 8 meters high with an inside stud height of 6 meters.  The Castle is a dramatic sight on the Tirau skyline and is well-signposted from State Highway One.

The Collection:
Definitively New Zealand’s largest and best collection of dolls, plus a wide range of other children’s toys over the ages, from Matchbox cars to trains. There is also an extensive display of Royal Albert china patterns.

This collection is the key attraction of The Castle and draws a wide range of visitors, from school trips to coachloads of foreign tourists.

The Home:
The property is set apart from the Castle on a land area of 4046m2   A very comfortable 3 bedroom one bathroom home and a floor area of 124m2 The large double garage / workshop measures 117m2.

Inside this snug home it is generously heated with a heat pump and gas heater.  With it’s own private garden and lovely rural outlook, it provides additional accommodation with room for expansion.

The Land - Development Opportunity?
The land is in two titles totaling almost 2.9 hectares for development if desired.  Zoning is residential/rural.  Rolling contour with the buildings – Castle & House - on top of the hill with commanding views of surrounding countryside.  Easy access is from the town street with large sealed parking area.

Services:
Town water, telephone, electricity, gas.

The business is all potential.  The retiring owners currently open only during school holidays but there is demand for year-round operations. The wedding market has only been lightly touched. And the extensive land holdings offer a large development opportunity.

The Castle has been a true labour of love: but the owners’ energy is exhausted.  They must retire. The Castle seeks a new owner who understands what it is all about and can take it into the future with fresh enthusiasm.
We think it is worth $2.5m. What do you think?
